We outline estimated scope, design intent, and the retainer required. Your Client Design Agreement is signed and the retainer collected, which officially launches the project.

A detailed Matterport scan captures precise measurements and existing conditions. Everything that follows is built on this.

Initial layout concepts, spatial planning options, curated color palettes, and material directions. Concept over cost. Direction over detail.

Refined materials, preferred layouts, and updated direction. A working session, not a presentation. Your feedback shapes what comes next, and this phase may take several meetings.

The complete package: final material selections, finish specifications, and coordinated drawings ready for contractor pricing. This is your bid set. Permits are prepared and submitted here if required.

Before breaking ground we walk the plan set with your contractors, vendors, and fabricators. Everyone leaves with the same understanding of design intent, sequencing, and expectations.

For clients who have selected Project Management, we conduct periodic site visits to observe progress, answer design questions, and assist with coordination.

If your project includes furnishings, the procurement conversation begins roughly six months before construction is complete. We assess the spaces, revisit your priorities, and define scope and lead time needs.

Curated furniture options across every space, selected with your lifestyle, your aesthetic, the finished architecture, and the pieces you already own in mind. This is about seeing what is possible and defining the feel of each room.

We refine selections, source alternatives where needed, and finalize recommendations. Every piece earns its place, in beauty and in function.

The final furniture plan for your approval, with a detailed FF&E proposal and Purchase Agreement. Nothing is ordered until both are signed and your deposit is received.

Purchase orders are placed with each vendor. We track every order, monitor lead times, and manage back-orders, substitutions, and discontinued items to keep your installation timeline intact.

Each piece is received, inspected, photographed, tagged, and stored by our logistics partner under our coordination. You receive an updated FF&E schedule as orders arrive. Receiving, storage, and white-glove delivery run approximately 5 to 10 percent of your FF&E purchase price.

Your furnishings are delivered and installed. Our team handles all placement, styling, and finishing touches. Final delivery and storage fees are invoiced following installation.
